trade routes - alliances

Can someone give me the basic steps to getting a trade agreement then an alliance.  I have good relations with 2 factions but I cannot get any further than a truce with them I dont get an option of anything else?

you must get recognized first, to get recognized your best chance is to be at war with the same faction as they are and not own any of their former lands.

Thanks for help, I did search always do, but there does not seem allot out there.  Thing is I have given fiefs, at war with same faction and have relationship with faction of 70 but still nothing they wont even give non attack treaty... ah well keep at it I guess

Yup for the emissary my right to rule is 85 and our relationship is 72 I am at war with same faction and I dont hold any historically owned lands of theirs

Can you tell me where these options should come up as I can't see them, do I have to go down the non agression route first?
