King won't grant me a fief; possible bug?

I recently conquered Dun Averte on behalf of the Northumbrians, but the Jarl/King refuses to grant it to me. I've played Warband enough to know that this should not be happening, for the following reasons:

1. The refusal notice states that, while the king wants to grant me the fief, he cannot, because I "already hold too many lands". Erm, no. I am an unlanded vassal. In fact, I specifically turned down a prior offer (for the fief of Dun Tarou) just so that I would be first in line for Dun Averte.
2. The king (100 relations) and at least half of the jarls support me. I confirmed this by reloading my save, then teleporting to each of them and asking them their position just prior to the granting.
3. I captured the castle alone, my men hold it alone.

Unlanded vassal, supported by the lords, captured the target personally - all three factors should guarantee that I get the fief, right? At the very least, I should NOT be getting denied on the basis of "having too many lands", because that only happens when you actually have lands. What is going on? I'm guessing it has something to do with the story mode coding (am playing as Northumbrian, on the "capture Dun Tarou" quest) and/or Viking Conquest's "Refuge" feature. (does a Refuge count as a fief?)

Is this a bug, and more importantly, how do I fix it? (I'm not averse to save-editing and/or cheating in order to fix obviously broken game states)

Also, while I'm at it, the quest for Dun Tarou states that Dun Tarou needs to be held for 20 days - it's been held for like 26 or 27, though, with no notifications. Also a bug?

-edit- if all else fails, can I rebel against the Northumbrians at this point and defect to Wessex? "Emergent plotpoint; pagan hero wronged by the court throws lot in with the snivelling Christians" etc, or is the story mode too scripted to allow for this?
-edit edit- The problem doesn't appear to be the Refuge. I demolished it, and the game still denies me the fief on the basis of having too many lands.
