How to get lords into the kingdom

okay so Ive played this game and I got to say I love it, but trying to establish a kingdom and hold onto it is extremely tough, I didnt realize that your comapanions could no longer be lords you haft to earn them. I cant get any lords, everyone that I offered has refused, even ones that I am in great realations with. How can I get lords to be on my side? do I need to offer them a city or castle? (im at a constant war with the khergits and once i get a castle, literally almost every lord comes and sieges my castle or city, they seem to only to stick it to me for some reason because they dont even care that the other empires are capturing the rest of their kingdom, they dont focuse on them just me, It is quite frustrating.)

You can talk to your staff and invite a lord in from out of town.

Make sure you own a town in order to higher away lords.
